Each property in the San Juans is unique and seeing the property in person is the best way to ensure an accurate valuation. I will also give you ideas for getting your property list-ready. In many cases, making small improvements can ensure a quicker sale for a higher amount. I will recommend and can coordinate necessary pre-inspections, ensuring a smooth transaction. 


Together we will go over the listing agreement and expected Seller’s closing costs for San Juan County. I’ll also give you a required Seller Disclosure Form 17 to fill out.

Once the property is ready, I will schedule a professional photo shoot and prepare a listing description. You only get one chance to make a first impression and top-notch photography including aerials and 3-D walkthrough (when applicable) gets more buyers to click on your listing.


Throughout the duration of your listing, I will continuously leverage my professional industry contacts. I will guide you through the contract negotiations, advocating for your interests to secure favorable terms.

Multiple Listing Service

As members of the Northwest Multiple Listing Service (NWMLS), we actively market your listings to all other agent members. This allows your property information to be distributed to a huge spectrum of potential purchasers through approximately 8000 websites. This distribution platform through the Northwest MLS reaches offices not just throughout the Puget Sound region, but all around the world.

Internet Advertising and Social Media

  • The Northwest MLS filters into thousands of nationally recognized real estate websites such as Zillow, Redfin, and Asya is a Partner Agent for Redfin. 

  • Orcas Island Realty has designed a Featured Properties section on their website where we will showcase your home. This feature allows us to insert more photos and details than allowed on the Northwest MLS.

  • We will also promote your home through social media (on Facebook and Instagram).


Additional Materials

  • Orcas Island Realty produces a full-color brochure of all our office listings to be distributed on the Washington State Ferries and in numerous locations on Orcas Island. This print run is approximately 15,000 magazines.

  • We design and print full-color flyers for distribution to all offices and use digital technology to send photos via e-mail to any agents or buyers who would like more images. Hard copy packages include information sheets, color photos, maps, and detailed descriptions.

  • For vacant residential properties, virtual staging can be an excellent way for buyers to envision the home's full potential.

  • Another great tool for residential properties is a simple floor plan of the home. It helps buyers quickly understand the layout and flow of the spaces.

  • Depending on the listing, I might execute a paid marketing campaign including a print ad in relevant publications.

Office Location

Orcas Island Realty has a prime location for its office—on the busiest foot traffic street in the village. Our front windows, which display your listing. As visitors continue to travel to our island, your flyer will get seen by hundreds of people each week.
