Buying Land and Residential Properties

Buying a rural property can be exciting and overwhelming all at once. There are different considerations than when purchasing within city limits. A good place to start is developing your wish list. I like to learn about your property interests and goals so I can match you with options we should tour or set you up to receive listing alerts with properties that match your criteria. People are often surprised to learn that there are many HOA's, each with different rules and regulations, many types of water and septic systems, different building and zoning codes in various subareas on Orcas and surrounding Islands. 


Each client has unique set of circumstances and needs. Below are ways we can work together. 


As your Buyer’s agent:

  • If you’re not on the island and would like to tour a property quickly, I can set up a virtual tour as the first step. 

  • I will provide additional information for properties you have interest in.

  • Set up tours to show you properties of interest. 

  • If I am unavailable to show you properties on other islands, I have an amazing referral network. Depending on our Buyer’s agency agreement, I can connect you with other trustworthy agents.

  • Provide comps for properties you’re considering to help you make a more informed decision.

  • Write and negotiate offers on your behalf. 

  • Assist you with a transaction timeline with important dates to keep in mind.

  • Assist you with reviewing Seller’s Disclosure Forms.

  • Initiate escrow and title process. Manage lender communications if applicable. 

  • Advise and recommend local service providers.

  • If needed, make arrangements and organize access with service providers on your behalf. These could include home inspectors, appraisers, septic designers or inspectors, well testers, surveyors, environmental specialists, site consultants, to name a few. 

  • Guide you through inspection process and negotiations. 

  • Aid in utility changeovers, when applicable. 

  • Be your local resource post closing.
